The separate transaction-specific agreement electronically executed between the Landlord and Renter for a particular reservation.

RECURRING PAYMENT

Automatic periodic charges authorized by the Renter.

PERMITTED USE

The Property may be used only for the lawful storage or parking purposes approved by the Landlord.

Examples include:

• Personal property
• Business inventory
• Boats
• RVs
• Trailers
• Contractor equipment
• Vehicles
• Commercial equipment

Any use not expressly permitted requires prior written approval from the Landlord.

PROHIBITED PROPERTY

The Renter shall not store:

• Illegal drugs
• Stolen property
• Firearms or ammunition where prohibited by law or Property Rules
• Explosives
• Hazardous chemicals
• Toxic waste
• Radioactive materials
• Commercial equipment
• Live animals
• Perishable food unless expressly approved
• Flammable liquids beyond lawful limits
• Any item prohibited by law or the Property Rules

The Renter remains solely responsible for all property placed on the premises.

MAINTENANCE AND CONDITION

The Property is accepted in its present condition ("AS IS"), except as otherwise required by applicable law.

The Renter has had the opportunity to inspect the Property or accepts the Property without inspection.

The Landlord makes no warranties regarding suitability for any particular purpose unless expressly stated in writing.

INSURANCE

The Landlord is responsible for insurance on the Property itself.

The Renter is solely responsible for obtaining insurance covering all stored property, vehicles, equipment, or other belongings.

Neither the Landlord nor StorageTrail provides insurance for the Renter's property unless expressly agreed in writing.

DEFAULT

The following constitute a default by the Renter:

• Failure to pay rent when due
• Returned or declined payments
• Violation of Property Rules
• Illegal activity
• Storage of prohibited property
• Material breach of this Agreement

Upon default, the Landlord may exercise any rights available under this Agreement and applicable law, including suspension of access where legally permitted.

TERMINATION

Either party may terminate a month-to-month rental by providing at least 30 days' written notice, unless a different period is required by applicable law or expressly agreed in writing.

The Renter remains responsible for all charges incurred through the effective termination date.

MARKETPLACE SERVICES

The parties acknowledge that StorageTrail:

• Does not own the Property
• Does not manage the Property
• Does not inspect the Property
• Is not the Landlord
• Is not the Renter
• Is not responsible for the performance of either party under this Agreement

StorageTrail's role is limited to providing the online marketplace, payment platform, and transaction management services.

INCORPORATION OF MARKETPLACE TERMS

The parties acknowledge that their use of the StorageTrail Marketplace is also governed by the current StorageTrail Marketplace Terms of Service and Privacy Policy, each of which is incorporated into this Agreement by reference.

In the event of a conflict between this Agreement and the Marketplace Terms of Service, the provisions of this Agreement govern the rental transaction to the extent of that conflict, while the Marketplace Terms continue to govern each party's use of the Platform.

GOVERNING LAW

This Agreement shall be governed by the laws of the state in which the Property is located, except where another governing law is required by applicable law or expressly agreed by the parties.

ELECTRONIC SIGNATURES

The parties agree that electronic signatures, electronic acceptance, and electronically executed documents shall have the same force and effect as original handwritten signatures, to the fullest extent permitted by applicable law, including the U.S. Electronic Signatures in Global and National Commerce Act (E-SIGN Act) and the Uniform Electronic Transactions Act (UETA), as adopted in the applicable jurisdiction.
